Rooms | | Accommodation projects such as hotels, student accommodation, prisons and social housing utilise concrete modular construction. The accommodation scheme takes best advantage of prefabricated construction and makes use of factory engineered concrete elements for every vertical and horizontal part of the superstructure, and for the non-bearing partitions. Engineered concrete walls provide superior sound resisting properties on account of their monolithic nature and are delivered with high-quality, ready to paint surfaces. Bell & Webster Concrete Limited have developed a unique slab which allows direct decoration to the soffit and direct carpeting to the floor. The external envelope is formed by wall elements, fair faced internally for direct decoration. Externally these can be clad with any material, depending on the appearance desired but would typically be brick or stone. Window openings are cast into these elements with dimensions to suit each project. On site, individual elements are located in position and propped until they are secured. Overall stability is provided by stitching of wall elements around the perimeter to form a series of T sections. These joints are formed using reinforcing bars and fluid cementitious grout. To meet progressive collapse requirements, the walls are designed to resist nominal blast and can be removed without causing collapse. Using concrete modular structures eliminates the majority of the “wet trades” and construction time can be reduced by as much as 50%.
